FREQUENTLY ASKED QUESTIONS BY LANDLORDS

A master lease grants the lessee the authority to sublease a property while the owner retains legal title. In our model, we, as the service provider, sublease to our clients.

Typically, we lease properties for 3-5 years. However, if there’s hesitation, a 2-year lease with a renewal option is available.

Guests adhere to our strict house policies, signing an agreement that emphasizes adherence and consequences for violations.

Cameras are positioned at key points around the property, paired with unique passcodes for each guest that are reset after check-out.

Payments are processed through direct deposit, similar to regular tenancies. We also offer Auto-Pay for added convenience.

Our professional cleaning crew visits bi-weekly, ensuring consistent upkeep. For emergencies, a 24-hour handyman is available.

Your property will be adorned with carefully selected pieces by our interior designer, Steven, an experienced architect, complementing the home’s inherent aesthetics.

Minor damages are on us. Moreover, our insurance covers potential liabilities or damage up to $1,000,000.

Upon leasing a property, we make it a priority to introduce ourselves to all neighbors, fostering open communication and community rapport from the onset. If any complaints or issues arise, our dedicated customer support team swiftly addresses them, ensuring minimal inconvenience for neighbors and upholding the property’s reputation. This proactive approach helps in building trust and establishing a harmonious relationship with the surrounding community.

Our commitment is paramount. However, in the rare event we decide to terminate the lease early, stipulations in our agreement ensure you are protected financially.

We prioritize the safety of the communities we operate in. Apart from rigorous guest screenings, we maintain strict house rules that guests must adhere to, ensuring the peace and tranquility of the neighborhood.

While we handle the regular maintenance and inspections, we understand and respect a landlord’s need to inspect their property. We accommodate such requests, ensuring they align with our guests’ privacy and schedules.

There are no upfront costs or fees for landlords. All maintenance, furnishing, and operational costs during our lease term are borne by GSHM.
